DetailsIn today’s complex legislative environment, it is sometimes difficult to understand fully the implications and legal duties imposed on those who are responsible for their buildings – either as owners, tenants or designers, particularly with regard to fire safety. We can assist with advice on your building to help you meet your statutory obligations. This can also include some of the following services.
- Fire Risk Assessments. DetailsAll buildings except domestic premises legally require a Fire Risk Assessment which will include an audit of the key fire safety measures from fire alarm and detection systems through to fire doors, protected escape routes and fire safety management procedures. Leodis Consultants can carry out site surveys, assessments and provide you with a Fire Risk Assessment that is suitable for your premises, capture all significant findings and schedule an action plan to ensure you meet your duties under the legislation.
- Fire Compartmentation Surveys.DetailsMany buildings are divided into fire sealed compartments to ensure that if there is a fire, it will be contained to ensure people can escape safely and prevent fire and smoke spreading uncontrollably around the building. This includes areas you would not normally see such as ceiling and floor voids, service risers, cable and ductwork penetrations in fire resistant elements. Under the RRO, the compartmentation needs to be maintained to ensure it is effective. Has it been disturbed since it was first installed? Have you had data or CCTV cabling installed? Has someone suggested that the current arrangement maybe (is) inadequate? If you are working in a PFI building, are you being subjected to “unavailability charges” due to alleged deficiencies? We have extensive experience in surveying buildings and providing detailed reports which capture fire sealing issues around service penetrations, compartment walls, fire door frames and ventilation damper to allow you to put in place a suitable remediation package.
- BS 9999 occupancy assessments. DetailsAre you concerned about the level of occupancy of your building or are you considering rationalising your estate, condensing occupation and need to know if your means of escape is still safe? We can provide a detailed assessment of the current means of escape and associated fire safety measures and undertake a detailed occupancy analysis to determine what level of occupancy is appropriate and ensure that you can keep within the guidance of the RRO safely.
- Fire door audits. DetailsIn any building, doors in fire-separating elements are one of the most important features of a fire protection strategy. All fire doors are subject to wear and tear and require regular assessment and maintenance by a competent person. Did you know that BS 9999 indicates that fire doors should be checked as a minimum every 6 months by a competent person, or more frequently if the Fire Risk Assessment requires it? We can undertake a multi-point check of the fire doors in your building and provide you with a report, or schedule, detailing any deficiencies found.
- Fire strategy development and audit services. DetailsDo you have a fire strategy for your building? If not, how do you know what fire safety features have been provided and need to be maintained to ensure they are adequate for their role in the event of a fire? We can overlay your existing plans with the fire safety features in your building, so that you can have a full understanding of the different fire safety elements and their location, so you can formulate your regular planned preventive maintenance (PPM) programme to keep them in compliance with the legislation and in a safe condition.
- Training. DetailsFor many years we have provided both generic and bespoke training sessions for our clients. Training can be tailored to suit your particular requirements and can be provided at a time and place to suit your needs. Typical sessions include; a half-day session on fire safety and the importance of adequate fire sealing, with examples of how to do it right and how to get it wrong; a session on the RRO and the importance of checking and maintaining fire doors; updates to Building Regulations, to regional RICS CPD days. These can keep your team up to date with current issues and changes to Regulations and contribute to their Continual Professional Development requirements.
